Final Walkthrough Checklist for New Homes

The final walkthrough is your last chance to inspect the property before closing. Use this room-by-room checklist to make sure nothing is missed.

What Is a Final Walkthrough?

A final walkthrough is an inspection conducted near the end of a new construction or renovation project. It's the buyer's or owner's opportunity to verify that all agreed-upon work has been completed correctly and that the home is move-in ready.

Any issues found during the walkthrough are added to a punch list — a document that the builder or contractor must address before the project is considered complete.

Who Should Be There?

Ideally, the walkthrough includes the owner (or buyer), the builder or general contractor, and optionally a home inspector or architect. The builder should be prepared to take notes and commit to a timeline for addressing any issues.

Final Walkthrough Checklist

Go through each area systematically. For every issue you find, note the room, describe the problem, and take a photo. This becomes your punch list.

Before You Start

  • Bring a copy of the contract, plans, and any change orders
  • Bring a phone or camera for photos
  • Schedule the walkthrough during daylight hours
  • Allow at least 2-3 hours for a thorough inspection
  • Bring blue painter's tape to mark issues (hence the name)

Exterior

  • Roof shingles are complete and aligned
  • Gutters and downspouts are installed and directed away from foundation
  • Siding, stucco, or brick is complete with no gaps or damage
  • Windows are caulked and sealed on exterior
  • Front door hardware operates smoothly
  • Garage door opens, closes, and auto-reverses on obstruction
  • Driveway and walkways are complete and crack-free
  • Landscaping and grading slopes away from the house
  • House numbers and mailbox installed
  • Exterior outlets and lights function

Kitchen

  • All appliances are installed and operational
  • Cabinet doors and drawers open and close properly
  • Countertops are free of chips, cracks, and stains
  • Backsplash is grouted and clean
  • Sink and faucet work with no leaks underneath
  • Garbage disposal operates
  • Dishwasher runs a full cycle with no leaks
  • Range hood vents and light work
  • GFCI outlets test properly

Bathrooms

  • Toilet flushes properly and doesn't rock
  • Shower and tub fixtures deliver hot and cold water
  • Shower door or curtain rod is secure
  • Tile grout is consistent and sealed
  • Exhaust fan is installed and vents to exterior
  • Vanity is level and secured to wall
  • Mirror is mounted and centered
  • Towel bars and accessories are secure
  • Caulk around tub and shower is complete
  • No leaks visible under vanity

Bedrooms & Living Areas

  • Paint is even with no drips, missed spots, or flashing
  • Flooring is even with no gaps, scratches, or stains
  • Baseboards and trim are caulked and painted
  • Doors open, close, and latch properly
  • Door hardware is consistent and secure
  • Windows open, close, lock, and have no broken seals
  • Light switches and outlets work correctly
  • Ceiling fans operate on all speeds (if applicable)
  • Closet shelving and rods are installed and level

Mechanical Systems

  • HVAC heats and cools — test both modes
  • Thermostat is programmed and responsive
  • Water heater produces hot water at all fixtures
  • Electrical panel is labeled clearly
  • Smoke detectors installed and tested on every floor
  • Carbon monoxide detectors installed where required
  • Sump pump operates (if applicable)
  • Water pressure is adequate at all fixtures
  • No visible plumbing leaks at any fixture or in crawlspace

Attic & Basement

  • Insulation is installed per spec
  • No visible moisture or water stains
  • HVAC ductwork is connected and sealed
  • Access door or hatch operates properly
  • Floor is clean and free of construction debris

Construction Cleanup

  • Construction dust removed from all interior walls and surfaces
  • Exterior walls dusted and wiped down
  • HVAC vents, registers, and return air grilles blown out and cleaned
  • Windows cleaned inside and out — glass, frames, and tracks
  • Window sills and ledges wiped down
  • Light fixtures and ceiling fans free of dust
  • Cabinets and shelving cleaned inside and out
  • Floors vacuumed, mopped, and free of construction dust
  • Garage swept and cleared of all construction materials
  • All construction debris and packaging removed from site
  • Final HVAC filter replaced after dust settles

After the walkthrough, the builder is responsible for addressing every item on the punch list. Items are typically assigned to specific trades (plumber, electrician, painter, etc.) and tracked through completion. The owner then approves each item as it's resolved.
